What an end-of-tenancy clean really costs in Finland

The cost of an end-of-tenancy clean depends on the size of the flat and how long you have lived there. In Riihimäki and Kanta-Häme, a studio runs 135–180 euros, a one-bedroom 180–270, and a two-bedroom 270–360. Prices include VAT and cleaning products.

How the price is built

An end-of-tenancy clean is billed by the hour, at 45 €/hour for one cleaner. A fixed price per square metre would be dishonest, because two flats of the same size can take very different amounts of time.

Three things drive the time: how long the flat has been lived in, how heavily the oven has been used, and whether there is mould in the bathroom silicone.

Why it costs more than a regular clean

A regular maintenance clean wipes surfaces and vacuums. An end-of-tenancy clean covers the places nobody normally touches: the oven interior and bottom tray, the extractor hood's grease filters, the back of the fridge, the insides and tops of cupboards, window frames and the gap between panes, and the ventilation vents.

The same one-bedroom takes 2–3 hours as a maintenance clean and 4–6 hours as an end clean. Exactly double.

The tax credit reduces the bill

Cleaning is ordinary household work, so it qualifies for kotitalousvähennys. For the 2026 tax year the credit is 35 % of the labour cost, up to 1 600 euros per person, less a 150 euro own-liability.

A one-bedroom end clean at 220 €: after the own-liability, 70 € remains, of which 35 % — 24.50 € — comes back. From a single clean the benefit is small, because the own-liability absorbs most of it. If you have bought other household services the same year, the credit becomes meaningful.

In June 2026 the government submitted a bill to raise the credit to 40 % and 2 100 euros for 2026–2027. As of July it had not passed.

Now compare it to the deposit

This is the heart of the matter. In Finland a rental deposit is typically one or two months' rent. In Riihimäki a one-bedroom rents for roughly 600–800 euros a month, so the deposit is 600–1 600 euros.

If the end clean is skipped or done carelessly, the landlord arranges it themselves and deducts the cost from the deposit. The deduction is not always the same as the price of a clean: it can also include the landlord's own time and a week of the flat standing empty.

In other words, a 220 euro clean protects a 600–1 600 euro deposit.

Is it worth doing yourself?

In a small flat that has been kept tidy for a short tenancy, yes. Allow 3–4 hours and work through the checklist in the right order: the oven first, because the cleaner needs time to work, then the bathroom, then the cupboards, and floors last.

Bring in a professional if you have lived there more than two years, if the oven has seen heavy use, or if there is mould in the bathroom seals. These are exactly the points that draw complaints.

The four things almost everyone misses

Cupboard tops. Dust builds up there for years and cannot be seen from below.

The oven's bottom tray. It lifts out, and underneath there is usually burnt-on grease.

Bathroom corner trims. Mould grows in the corners, not in the middle of the wall.

Ventilation vents. They unscrew and wash, but few people know it.

When to book

An end clean is done in an empty flat — after the belongings are out but before the keys are handed over. In practice that often means the same day or the following morning.

At the end of the month cleaners are as booked up as movers. If you are leaving on the last day, book at least a week ahead.
